Like most Vacation Rentals, Breezy Oak Villa is ‘self-catering’ meaning that a) maid service is not provided - you are expected to take care of day-to-day cleaning during your stay; b) food service is not provided - you must prepare your own meals (unless you eat out or order in) and clean up and maintain the kitchen facilities; c) valet or concierge services are not available - you are expected to provide for your own arrangements and services during your stay; d) you are expected to provide your own day-to-day necessities and personal care items. Typically, a self-catered vacation home will not provide any of the following items: personal soap, shampoo and conditioner, facial tissue, toilet paper, paper towels, foil and food wrap, garbage bags, laundry soap, dishwashing liquid, dishwasher detergent and cleaning supplies. You are expected to purchase these items along with whatever groceries you may need during your stay.

We want you to enjoy your stay in our home as much as possible. Determining how much laundry soap or dish detergent you may require during your stay can be difficult. Purchasing these types of items in anything less than bulk quantities can be expensive, and who wants to be hauling large, bulky supplies home from the store while on vacation? With this in mind, the guests of Breezy Oak Villa are supplied with the following items at no extra charge: • Toilet paper (8 rolls) • Dishwashing Liquid • Dishwasher Detergent • Dish cleaning brush and scrub pads • Kitchen Trash Bags • Laundry Soap (enough for 10 loads) • Liquid Hand Soap (at all sinks) These supplies will accommodate most of our guests’ needs for most stays. If you require more of these items than are pre-supplied when you arrive, please purchase them as necessary.

Bedding is provided along with a complete set of alternates. Two sets of bath towels per guest are provided along with separate pool towels. All kitchen linens are provided as well. Please bring your own baby blankets if needed.

We are licensed for accommodations by the state of Florida. No matter their age, by Florida law the house may only have a maximum of eight people.

Due to allergies of the owners, no non-human guests of any kind are permitted. This includes pets, service-animals and extra-terrestrials.

Smoking is not permitted anywhere in or around the properties, including outside. Due to the unique location of our Villas in a nature conservation area with virgin forest right close by, smoking is not permitted anywhere on the property. Any evidence of smoking will result in loss of the entire damage/security deposit.

Laundry facilities include a full-size washer and dryer, an ironing board and iron, and a clothes steamer.

First attempt to contact the owner. You will be provided with a cell number to call if needed. You will also be provided with the name and phone number of two different local contacts, both with experience assisting vacation rental guests in an emergency.

You do not need a key to the villa. Access is via an electronic lock which functions on a unique code provided to you before your arrival. This code is time and date sensitive - it will only work during the period of your rental and will de-activate at check-out time. Complete directions and contact information to the villa is provided to guests only approximately one week before arrival. This includes a number of custom maps which provided directions to and from Orlando Airport, the theme parks, and local shopping.

A complete home manual is provided in the villa, and a copy is provided to you via email prior to your arrival so you may plan for your needs ahead of time.

You may pay securely by credit card using Paypal, or you may send your payment via post using a cheque or money order. A bank wire transfer will also be accepted at an additional charge.

If you are traveling with a family, you will appreciate the extra touches we have provided for our younger guests: • TV and DVD or video players in all bedrooms and a selection of movies. (You can rent DVDs locally too). • Games room featuring pool, air hockey, ping-pong, electronic darts and foosball. • Private pool. • FIOS TV service. • Free WIFI Internet access. • X-Box and a selection of Games. For Toddlers & Babies: • Folding play pen which can be used as a safe place for your infant to sleep. • High chair. • Large day stroller. • Small folding stroller. For everyone’s safety the villa features: • A single floor design with no stairs to fall down. • Pool door alarms or safety latches with automatic closing mechanisms on all doors leading to the pool. • A safe location and neighbourhood.

We did it ourselves, with a bunch of design savvy and a whole bunch of help from common resources out there on the internet. It was an 'in-house' project. In other words, we didn't hire anybody to do it for us, if that's what you're asking.
